GMI Construction has been appointed to deliver a £40m purpose-built student accommodation scheme in Manchester for Tiger Developments.

The Carmoor Road project in Ardwick will provide 172 student bedrooms across a mix of studio and cluster apartments, close to the University of Manchester and the Oxford Road Corridor.

The scheme will be operated by Host Student Housing, Tiger Developments’ accommodation platform.

Designed by Lechler Hayes Architects, the development comprises two interconnected buildings ranging from three to six storeys.

It will include shared amenities, landscaped external space and public realm improvements as part of wider regeneration in Ardwick, GMI said in a statement.

The £40m scheme is being funded by Tiger Developments alongside Hampshire Trust Bank.

Completion is scheduled for the 2027/28 academic year.

Sustainability targets include BREEAM Excellent and an EPC A rating, with energy-efficient design measures and biodiversity enhancements incorporated.

Around 15 per cent of rooms will be offered at discounted market rent.

GMI is also delivering a 261-bed PBSA scheme at Moss Lane East in Manchester, valued at £29m.

The £233m-turnover contractor was ranked 78th in the latest annual CN100 table.

Tiger Developments, part of the O’Flynn Group, focuses on student accommodation, co-living and commercial schemes.

The group said it had delivered and owned more than £2bn of property across the living sector since the early 1990s.
